Separate the payment from the budget

Put irregular costs on the page

Ask for a property-specific insurance quote and the actual HOA dues. Set aside money for maintenance, equipment replacement and seasonal utility use. A reserve is a planning choice, not a prediction of the next repair bill. In Arizona, compare summer utility costs and ask about cooling-system age.

Keep closing cash separate

Your down payment does not cover every expense of moving into a home. Make room for lender and settlement charges, deposits, inspections, moving and money left over. Ask your lender and settlement provider to reconcile what has already been paid and what remains due.

Try an uncomfortable scenario

Run the calculator once with your expected inputs and once with a higher insurance premium or maintenance reserve. Enter any mortgage insurance your lender quotes; the tool does not determine eligibility or automatic cancellation. Check whether both scenarios still support the life you want.
