Write a one-page home brief
Start with three things your next home needs to make possible: a manageable commute, room for how you live, or a predictable monthly budget. Separate true requirements from preferences. A must-have should be something you would walk away over, not simply something you like in a photograph.
Set two financial boundaries
Choose both a monthly spending comfort level and an upfront cash limit. Leave room for repairs, moving and the rest of your life. Decide what you want help with
Write down the work you are comfortable doing yourself and the decisions you want reviewed. That might mean researching areas independently, then asking for help with pricing, inspections or contract terms. Be specific when discussing services and fees with a professional.
