Create three lists: issues needing qualified assessment, simple presentation improvements, and optional projects. Resolve the first list before treating the house as a photo shoot. Collect repair records and warranties so a future buyer can understand the work.

Make a small, deliberate prep budget

Set a spending ceiling and a completion date. Cleaning, organization and accessible rooms can make a listing easier to evaluate, but do not assume a cosmetic project will return more than it costs. Ask for local evidence before approving a major renovation for resale.

Help people understand the space

Finish with a launch file

Prepare a room list, photo-day checklist, verified property facts and questions still needing answers. Agree with your listing professional on the marketing plan, permitted media use, showing arrangements and how feedback will be reviewed. Update the plan as evidence comes in.
