Build a net sheet

Use a payoff quote

The number in an online mortgage account may not be the amount needed to release a lien on the planned closing date. Request a dated payoff from the servicer through the settlement team. Include other liens and obligations with professional help.

Compare offers after costs

A larger headline offer can leave less after credits, repairs and the cost of carrying the home. Compare the terms and likelihood of closing as well as the modeled proceeds. A cash offer can still include conditions; read them rather than assuming cash means certainty.

Reconcile with settlement
