Choose a realistic horizon
Buying and selling involve upfront and exit costs. Consider how long the home could work for you and what happens if you need to move earlier. Flexibility may have value that a calculator cannot express.
Compare more than the checks you write
A fair scenario considers ownership expenses, the remaining loan balance and sale costs. It also considers what a renter could do with the down payment and monthly cost difference. Neo’s tool shows those assumptions explicitly; it does not forecast future prices or investment returns.
Test a flat market
Run a scenario with no appreciation and another with a shorter stay. Change rent increases, insurance costs and maintenance. If the conclusion reverses with small changes, treat the decision as uncertain instead of trusting the first number that appears.
Keep lifestyle in the decision
Budgeting and understanding a loan are part of a sound homebuying process. The CFPB’s home loan toolkit is a useful next resource. Renting can be a deliberate choice while you build savings or clarify where you want to live. Consumer Financial Protection Bureau ↗
