Build a property file

Collect disclosures, inspection reports, title materials, HOA documents and available permits. Keep a dated questions list: what is known, what is missing, who can answer, and when the answer is needed. A listing description is a starting point for verification.

Ask Arizona-specific questions

Confirm the water provider and any private-well arrangements. Ask about cooling equipment and summer utility use, roof condition, drainage, termites, pool barriers, solar ownership or financing, and access. The relevance of each issue varies by property. Request documentation instead of treating a verbal reassurance as a completed investigation.

Look beyond the parcel

Check official flood maps and discuss insurance with a qualified provider. Map information can change and a map alone does not settle every question about risk. Verify permits and land-use questions with the applicable city or county. Federal Emergency Management Agency ↗
